What This Calculator Does (In Layman's Terms)

Closing costs are the fees and advance payments needed to finish your home purchase. They are separate from your down payment, so a buyer can have enough down-payment money and still need more cash to close.

Use this estimate to plan savings, then compare it with each lender’s Loan Estimate and final Closing Disclosure. Fees depend on location, lender and closing date; an estimate is not a binding invoice.

What Every Term & Number Means in Plain English

Purchase price and loan amount

The price is the home’s cost; the loan is what you borrow after the down payment. Some fees are based on one or the other.

Origination fees and points

Lender charges for arranging the loan. A point equals 1% of the loan and may buy a lower rate.

Appraisal

A professional estimate of the property’s value for the lender.

Title and recording

Charges to check ownership, insure against certain ownership problems and register documents.

Prepaids and escrow

Insurance, daily interest and tax reserves paid ahead of time, rather than fees for lender services.

Cash to close

Down payment plus closing costs and prepaids, less deposits already paid and any approved credits.

Real-World Example Scenario

  1. For a $300,000 home with 10% down, reserve $30,000 for the down payment.
  2. Suppose lender and third-party fees are $6,000 and prepaid taxes and insurance are $3,000: total upfront needs are $39,000.
  3. If you already paid a $5,000 earnest-money deposit and have a $2,000 approved seller credit, estimated remaining cash to close is $32,000. Do not count the deposit twice.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
